Charlotte's Ballantyne area might soon see its office spaces transformed multifamily and townhouse units.
CHARLOTTE, N.C. — An office property in Ballantyne could soon be transformed into hundreds of new housing units, according to sketch plans submitted to the City of Charlotte.
The proposal calls for converting the site into 411 multifamily units spread across five apartment buildings and seven townhome buildings. The development would replace existing office space.
For some nearby residents, the concept reflects the area’s rapid growth.
“I think it sounds like an efficient idea if a lot of people are moving down here,” Landen English, who lives in Ballantyne, said.
English said additional housing could help meet demand, but affordability will be key.
“It seems like a great idea if it’s a little more affordable than luxury options in this area,” English said.
While Charlotte Center City Partners is not involved in the Ballantyne project, the organization says office-to-residential conversions are becoming more common across the city.
“The demands for office changed dramatically due to the pandemic and that caused some office products not to be competitive anymore,” James LaBar, chief community and economic development officer for Charlotte Center City Partners, said.
LaBar said cities nationwide are evaluating how to handle aging or underused office buildings.
“Downtowns and cities have a decision to make what do they do with that vintage office, and to us, there's three things you can do to it: one, you can demo it, two is convert it or three, you can try to upfit it for modern office,” LaBar said.
According to a city spokesperson, the proposal is currently in the land development construction plan phase and does not require a public hearing or a vote by City Council.
If approved administratively, the conversion would add to the growing number of office-to-housing redevelopments reshaping parts of Charlotte as work patterns continue to evolve.

Culinary Dropout has plans to open a second location at the Bowl at Ballantyne, according to a permit request viewed by CharlotteFive, although the timeline for the move is unclear.
The new spot, slated for 15220 Bowl Street, will occupy an existing two-story building in the dining and entertainment district. Work on the project includes a new commercial kitchen, restrooms, finishings and furniture, along with structural, plumbing and mechanical upgrades, documents show.
“There is an indoor/outdoor bar and patio on the second level,” the permit reads. “There is also an exterior patio on the first floor.”
CharlotteFive reached out to Culinary Dropout for more information Monday, Feb. 2 and was awaiting a response.
The Arizona-based chain has more than a dozen locations in nine states, including its only North Carolina spot in South End that opened in 2023. It’s part of Fox Restaurant Concepts, helmed by James Beard-nominated chef Sam Fox.
South End “has become a hotspot for young people, families and professionals, making it a prime location for Culinary Dropout,” Fox told CharlotteFive at the time. “Whether you’re enjoying a family dinner, grabbing a drink after work, hanging out before a Panthers game or just out for a fun night with friends, this restaurant is a special place that is all things to all people.”
