Overall since the pandemic boom, the state has added 177,868 units since mid-2020, taking into account new residential construction and mobile homes.

Jasper County topped the list with a 10 percent increase in housing units from July 2023 to July 2024 — and a 29 percent bump from 2020.

The additions weren't surprising given Hardeeville's population soared 16.3 percent year over year in 2024, making it the fastest-growing municipality in the state.

Jasper's 16,910 total units, however, paled in comparison to the density of larger metro areas.

Up the coast, for example, Horry County grew its housing units by 3.18 percent over the same period, totaling 230,641. The bump along the Grand Strand was 12 percent higher than the region's inventory in 2020.

Greenville County has the most housing units in South Carolina with 248,037 as of mid-2024 — a growth of 1.87 percent from a year earlier and 9 percent from 2020. Charleston County followed with 216,990 units, or about 1.8 percent growth from 2023 to 2024.

Berkeley County saw the second biggest jump in the state for the 12-month study period with an increase of 3.25 percent, bringing its total housing units to 106,974. The areas was also the second biggest in growth since 2020 to 2024 at 13.6 percent.

Rounding out the tri-county market, Dorchester County saw a 2.36 percent bump since 2023 and a 9.8 percent bump since 2020, topping out at 71,077 housing units as of July.

Elsewhere around the state, Lancaster and McCormick counties also saw double-digit growth at 10 percent each in the last four years. The former reached 45,835 housing units while McCormick reached 5,949.

Redo, relocate

Post Loyal Architecture has opened a new office in Storehouse 9 in North Charleston's Navy Yard development.

The building is a former 1916 military warehouse the firm helped restore and repurpose into a 84,000 square feet of flexible work space.

Post Loyal was founded six years ago by Allen Post and Chris Loyal. The firm has been recognized by the Preservation Society of Charleston for its contributions to the region with a Carolopolis Award for restoring both Storehouse 9 and the adjacent Storehouse 8 on the former base.

“We’ve been working steadily in Charleston since we launched the firm,” founding partner Post said in a LinkedIn article. “There is a rare mix here of architectural legacy, economic vitality and civic leadership that continues to support thoughtful development. That combination fits our ethos.”

In addition to Storehouse 9, Post Loyal’s local work includes the Historic Administrative Building, a 1906 neo-classical structure being converted into a 34,000-square-foot mixed-use office and retail building, and the iconic Powerhouse, a former energy plant that will become contemporary office and assembly space.

Ashton Woods proposed a new development called Point Hope AW to the city of Charleston’s Technical Review Committee on March 15.

The preliminary plat and road construction plans call for a 262 housing units on about 84 acres at 1730 Clements Ferry Road near Daniel Island.

Nearby, Del Webb is seeking approval to build phase three on a 119-acre tract in its Cainhoy Del Webb community at 1472 Clements Ferry. The new segment would encompass 272 age-restricted home sites out of the housing developer’s planned 767 homes.

Also a representative for multifamily developer Woodfield also went before the committee made up of city staffers to discuss plans for a 300-unit project on nearly 20 acres at 1260 Clements Ferry. It would be the latest phase of Woodfield Point Hope.
